There is no question that today we can shop for anything anywhere…this is true for real estate in Raleigh or anywhere in North Carolina or any where in the U.S. for that matter too! The internet has changed many things and it has impacted people that are starting to look for a home as well however, is the internet the first place to start? Kevin Martini does not think so.

Pre-Approval allows you to know your budget before you fall in love with a home that is way outside of your budget. When you are Pre-Approved you also will have clarity on the price and costs for your Raleigh mortgage so when you place an offer you can make it with confidence.
There is no question, if you’ve been thinking about buying a home of your own for some time now, you’ve probably come up with a list of things that you would simply love to have in your new home. We have found that many homebuyers fantasize about the amenities that they see on television or social media sites (ex. Facebook, Instagram and Pinterest). Many start looking at the countless homes listed for sale with rose-colored glasses.
Let me ask you this…do you really need a butler pantry in your home to be happy? Do you think a two-car garage is a convenience or a necessity? Do you think that man cave dream could be a future renovation project instead of a requirement now?
There is no question in my mind and in the minds of many industry experts that the first step in your home buying process should be to get Pre-Approved for your mortgage.
The next step is to list all the features of a home that you would like, and to qualify them as follows:
‘Must-Haves’ – if this property does not have these items, then it shouldn’t even be considered.
‘Should-Haves’ – if the property hits all of the ‘must-haves’ and some of the ‘should- haves,’ it stays in contention, but does not need to have all of these features.
Absolute-Wish List’ – if the property is in your budget and has all of the ‘must-haves,’ most of the ‘should-haves,’ and ANY of these ‘absolute-wish list’ items, it’s the winner!
It would behoove any homebuyer to have a this list of ‘must-haves’ | ‘should-haves’ | “absolute-wish list’ before starting their home search. It is our opinion deploying this strategy will save you time and a ton of frustration, while also letting your real estate agent know what features are most important to you before he or she begins to show you houses in your desired area.
