FHA Home Loan Limits Increase In 2019 For Raleigh, Wake County and North Carolina

FHA (Federal Housing Administration) maximum conforming loan limits will increase for 2019 in Raleigh, Wake County, the entire Triangle and North Carolina. There are several cities in Wake County North Carolina and in every city the FHA loan limits increased. In 2017, the FHA loan limit was $300,150.  In 2018, the FHA loan limit in Raleigh area was $318,550 and for 2019 the FHA loan limit for a single family home will be $339.250.

FHA Home Loan) are popular with first-time homebuyers however being a first-first-time homebuyer is not required to secure a FHA Home Loan.  Yes, current and repeat homebuyers can take advantage fo FHA home Loans in Raleigh, Wake County and all over North Carolina.

In today’s mortgage arena, there are only a few home loan products where a homebuyer can put five percent or less down.  The FHA Home Loan is one of them!  FHA Home Loans requires ONLY 3.5% down payment for maximum financing.  In addition, the FHA Home Loan can help families with a credit score of 580 or more. 

There are 12 cities/towns in Wake County and they are: Raleigh, Apex, Cary, Fuquay-Varina, Garner, Holly Springs, Knightdale, Morrisville, Rolesville, Wake Forest, Wendell and Zebulon.  In all 12 cities the FHA loan limit has been increased for a ‘One-Family’ (a.k.a. Single Family Home or Townhome) to $339,250 effective January 1, 2019.  For a ‘Two-Family’ (a.k.a. Duplex) the loan limit for 2019 in Wake County will be $434,300.  For a ‘Three-Family’ (a.k.a. Triplex) the 2019 FHA loan limit will be $524,950 and for ‘Four-Family’ (a.k.a. Quadplex) the maximum FHA loan limit will be $652,400.

Neighboring Wake County is Johnston County.  There are 11 cities/towns in Johnston County and they are: Clayton, Archer Lodge, Benson, Four Oaks, Kenly, Micro, Pine Level, Princeton,Selma, Smithfield and Wilson Mill.  All 11 cities/towns in Johnston County will have the exact same FHA loan limits as Wake County North Carolina in calendar year 2019.
